These terms and conditions govern the booking and stay at the ZeroSbatti property, located at Contrada Calafarina SNC, 96018 Marzamemi (SR), Sicily, Italy. CIN: IT089014C2U7VZUQM9. By making a booking, the guest fully accepts these terms.
Purpose
ZeroSbatti offers a short-term holiday rental service in accordance with current Italian legislation. The apartment is intended exclusively for temporary residential use for holiday purposes.
Booking
Bookings are made through the website zerosbattihome.com by selecting dates, filling in the form with personal details and proceeding with payment. A booking is considered confirmed only after successful payment.
Payment
Full payment for the stay is required at the time of booking via Stripe. Partial payments or deposits are not accepted.
Cancellation policy
Cancellations confirmed more than two weeks before the arrival date are eligible for a full refund. Cancellations between one and two weeks before arrival are eligible for a 50% refund. No refund is available for cancellations made less than one week before arrival or in case of no-show.
Arrival and departure
Check-in is available from 14:00. Check-out must be completed by 10:00. Access to the accommodation is self-service via a secure key box, with instructions provided before arrival through Vikey.
House rules
Guests agree to respect the following rules during their stay:
· Maximum 4 guests
· No pets allowed
· No parties or events allowed
· No smoking inside the accommodation
· Swim caps are mandatory in the pool
· Avoid excessive noise, especially during night hours
· The tourist tax of €3 per person per night must be paid before arrival
Before departure
Guests are required to dispose of rubbish in the appropriate bins, switch off lights and electrical appliances, and return the keys as instructed.
Liability and damages
The guest is responsible for any damage caused to the accommodation, furnishings or equipment during the stay. In the event of damage, the owner reserves the right to claim appropriate compensation.
Limitation of liability
The owner is not liable for theft, loss of personal belongings or damage caused by force majeure events. The owner undertakes to ensure that the accommodation conforms to the description published on the website.
Applicable law
These terms are governed by Italian law. For any dispute arising from this contract, the competent court is that of Syracuse.
